What's the first step when buying a home?

The very first step in the home buying process is speaking with a loan officer to discuss which type of loan works best for you as with what price range you should be considering so that you can have your desired monthly payment.

Why are online mortgage calculators not accurate?

Down payment amount, credit score, and type of loan will all have an impact on what your monthly payment will be.  There are a lot of variables that online calculators simply cannot estimate. If working with a Licensed Real Estate Agent, the Agent is able to send a Loan Officer an active home listing that they can use to give you an accurate cost estimate. This allows the loan officer to include taxes, HOA or Condo Dues, as with estimated home insurance.  There is no better way to get a monthly payment estimate than to work directly with a local loan officer. 

Did you know not all loan products qualify for all Condos?

If you are looking to buy a condo, it is important to know what type of loan you will be applying for. For example, FHA and VA loan products will require the condo association to be on a Condo Association Approval List. Condo associations need to meet higher standards for government backed loans.   By working with a loan officer and Real Estate Agent, they can proactively check the status of a condo association to confirm if they qualify for government backed loans prior to you viewing a desired home.
